Livingston Clark carry out valuations on behalf of a number of lenders but can also offer RICS ‘red book’ property valuations for purposes such as help to buy schemes and probate.
Level 2/HomeBuyer –
This is by far the most common level of pre-purchase survey requested. Available with or without a valuation, this inspection and report aims to identify and highlight significant issues with a property. Suitable for newer or less complex properties, this report gives a clear ‘traffic light’ indication of any problems found.
Level 3/Building Survey –
Suitable for older or more complex properties, the level 3 survey is a more in-depth look at a property and involves spending longer on site. It aims to identify defects and provide advise on how to deal with issues identified. The report provides a clear ‘traffic light’ indication of the more significant areas of concern.
Defect report –
Where a problem has been found or suspected, we can provide a more targeted look at a specific defect. Andy and Peter are both Chartered Building Surveyors and Chartered Building Engineers which are commonly asked for qualifications sought by lenders when they request further reports.
